$50 Million Development Seeking Approval in Marion
A very high traffic location in Marion could see construction within months as a huge development awaits final approval.
Garling Construction of Cedar Rapids has asked for a rezoning of the property at the corner of Highways 151 and 13 on the east edge of Marion. The rezoning is for the northeast corner of the intersection, which used to be home to the Squaw Creek Driving Range.
I spoke with Brian Garling, Project Manager for Garling Construction, and he told me the Marion Planning and Zoning Commission should be considering the rezoning at next Tuesday's meeting. If the project receives final approval later this winter, he says construction of buildings in a nearly $50 million project will begin in April of this year.
Garling says the project would be done in two phases. The West Phase would be done first and would include a hotel and five other buildings. The hotel would open in August of 2018.
Work on the East Phase would start in the spring and summer of 2018. Part of that phase would be for apartments, with the entire project expected to be completed by the fall of 2019.
While not prepared to mention specific businesses who have committed to the project, Garling says the company has commitments for the hotel, convenience store, bank, and one commercial/restaurant tenant. He says he is close on a fifth commitment.
